Investing $1 million in real estate can yield $75,000 in annual residential rents in Roslindale and $74,000 in neighboring Hyde Park, according to a recent analysis from real estate research site NeighborhoodX.
The analysis compared the average asking price with the average annual asking rent in various areas around the Boston region to determine the relative gross rental yields. Being a gross yield analysis, the analysis did not account for condo or brokerage fees, or taxes.
In Boston proper, West Roxbury with $64,000 yielded the third highest amount in annual rent from a $1 million investment.
Once an investor exits the city, though, the yields balloon: $126,000 in Haverhill, $122,000 in Lowell, $88,000 in Waltham. See below.
NeighborhoodX research director Constantine Valhouli did note a couple of caveats re: the analysis: “For smaller properties, it becomes much more expensive to rent and buy properties per square foot. The other huge caveat here is that there might not be anything for sale at [a lower] price range.”
