Another Chestnut Street Palace to Crack: $3.95M

About three weeks ago, we typed about the townhouse at 44A Chestnut Street, a regally quaint 6-BR, 5-BA with what the listing called "one of the most luscious gardens in Boston" (it's still on sale for $4,995,000). Barely a block away rests 45 Chestnut, a 5-BR, 4.5-BA stretching over 4,515 square feet and dating from 1890. It's got a garden, too, though not particularly lush; plus, there's a rec room on the top floor, an elevator to all four floors, and a kitchen brimming with the latest appliances. The townhouse last traded in January 2003 for $3,600,000; and is now asking $3,950,000. Of course, we figure, you could also buy both spots on Chestnut for a total of $8,945,000.
