$11M for 3 Louisburg Square: Boston's 2nd-Biggest Deal of '12

New, 2 comments

It's another titanic townhouse sale in April for downtown Boston: The 6,570-square-foot townhouse at 3 Louisburg Square has sold for $11 million, according to a source with knowledge of the deal (the listing also appears to have disappeared from listing sites). Though that represents a closing price of at least $1 million under the asking, it is still the second-biggest home sale in Boston so far this year (here's news on the biggest, 15 Commonwealth Avenue, which closed earlier this month and also involved price-chopping). It's also the biggest trade on swanky Louisburg Square since the $11,500,000 one involving the slightly larger No. 20 in August 2011.

The townhouse at 3 Louisburg Square has 5 bedrooms, 5.5 bathrooms, and retains the original entryway from when it was built in the late 1840s. It last sold in 2003 for about half what it sold for now, and the buyer this time was apparently a trust.
