Downtown's Biggest Recent Condo Deals: Price-Chops All!

We're not judging. No, we're just pointing out that they call 'em "trends" for a reason: the top five downtown Boston condo deals in June were all the results of price-chops, some in the aggregate seven figures. Statistics courtesy of LINK Boston.

Where: 310 Beacon Street, #4
Price: $9,200,000
The Skinny: What more can we say about what we'll just start calling, with five-plus months to go, the Deal of the Year? Boston It couple Tom Brady and Gisele Bundchen asked as much as $10,900,000 for this 5,311-square-foot penthouse. Still, the deal, which closed June 22, came in at a whopping $1,732.25 a square foot (yup, we get it down to the decimal point here).

Where: 171 Commonwealth Avenue, #3
Price: $5,000,000
The Skinny: This 4,441-square-foot penthouse duplex dropped nearly $300K from its listing in February to its closing on June 8. It's got at least three bedrooms, 3.5 bathrooms, and, as you can see, a lush roof deck.

Where: 21-23 Marlborough Street
Price: $4,800,000
The Skinny: Yes, there was a crazy-big (even for luxury Boston these days) price-chop at this Back Bay duplex: $400,000. And, yes, a further $700K was lopped off before the June 28 closing. Still, that all helped the 5,841-square-foot spread with a caterer's kitchen, 12-foot ceilings and two garaged parking spaces sell in a relatively brisk five months.

Price: $3,750,000
The Skinny: No. 2 traded for only $45K under the last asking, but we'll give it a pass. See, the 2,600-square-foot corner spread on the ninth floor of the Mandarin is but 1-BR, 1-BA, yet it still commanded $1,442 a square foot at its June 19 closing.

Price: $3,732,900
The Skinny: The 3,246-square-foot corner unit in the Ritz-Carlton had last traded in March 2006 for $3,350,000, and had been listed for as high as $4,500,000. With at least three bedrooms and 4.5 bathrooms, it closed June 27 for a healthy $1,151 a square foot.
