What to make of 29 Chauncy Street, Cambridge's bringer of big rental listings? Unit 1, a 4-BR, 3.5-BA, is on the market for $11,500 a month, making it the priciest rental listing in the People's Republic. Its neighbor, Unit 2, was recently up for rent for $11,000 a month (and appears to have been leased!). Further thickening the plot, both units traded in May for well more than $2M—after being taken off the market and their prices bumped. Unit 2, the smaller of the pair, went for $2,430,000, $35K above its original listing in early March (which was taken off in April).
Unit 1 (pictured above) was also listed for sale in early March for $2,850,000, and was taken off the market just 10 days later—only to sell in May for $20K more than the original listing. That netted the buyer/landlord a "secret reading alcove," as an earlier listing put it; a library next to the master suite on the third floor; a second-floor bedroom with direct access to a large balcony; and, finally, a closet in said master suite that, by the look of the floorplans, appears to be nearly half the size of the bedroom itself. Whether it exits the rental market as fast and as expensively as it appears to have exited the sales one remains to be seen. And any tips on the fate of Unit 2 are more than welcome.
