Friends' Envy, Corner Pocket: 12 Constellation's Billiards Room

Some might say Bostonians are a lucky lot (some might say), as house hunters living in landlocked regions of the country can only dream about the waterfront real estate available in the city. Of course, we non-landlubbers know that nightmarishly high price tags often accompany these seaside beauts. So what makes a piece of waterfront property worth all that dosh? Gigantic windows are a given, but in the case of this 2-BR, 2-BA at 12 Constellation Wharf—situated at the pier's edge overlooking the harbor in Charlestown—we're thinking it's the three levels of living space, as well as two private decks, two fireplaces, crown molding galore, and a "wood-paneled billiards room" that seems a ripe spot for brandy, cigars and a heck of a harbor party. The 2,486-square-foot condo is on the market at $1,499,000. Hardly cheap, but all that space—at $602 per square foot—makes it one of the better waterfront deals around. — Rachel Lebeaux
