WEST END/NORTH END— Trinity Financial, developer of One Canal, has secured a 99-year lease with MassDOT for the space near TD Garden. It will build a 12-story building with 310 apartments, 147 parking spaces, and a ground level supermarket. The agreement stipulates that Trinity will "diligently" market the available space for a supermarket. The $190M project is slated to be completed in 2016. [BBJ]

INNOVATION DISTRICT— Several state and city agencies are planning to alleviate the traffic headaches that already exist in the Innovation District. Smart parking sensors, lane configurations, and ferry services are a few of the proposed solutions. The MBTA will also be improving bus lines within the next year. HUB-WIDE— Expect to see more work from the artist who did the new mural in Dewey Square. New York based artist, Matthew Ritchie, told the Herald that he has a few surprises planned. In addition to having work shown at the ICA and at the Chapel of Our Lady of Good Voyage, six other pieces are planned as part of a larger project taking place around the city. [Herald]
