The trend of Hub sellers getting more than they asked for is, indeed, ebbing. Case in point: The 1,100-square-foot Unit 5A at 34 Hancock Street, which closed on Nov. 15 after barely a month and a half on the market.
The 2-BR, 2-BA spread with direct elevator access had last traded way back in August 2005 for $677,500. It was listed in September of this year for $875,000; that tag was then chopped in October to $849,000, where it stayed until a deal was reached at the tail end of that month. The closing price? An even $830,000.
