The 6,193-square-foot townhouse at 16 Marlborough Street has some pretty hefty neighbors. The giant 6-BR at 18 Marlborough went under contract in April at an asking price of $7,900,000, after going on and off the market at drastically different prices; and the even giant-er 10-BR at 10 Marlborough has been on the sales market for more than 600 days, with the latest tag at $11,750,000 after gigantic price-chops.
The 7-BR, 7.5-BA dating from 1864 originally hit the sales market in July 2010 for $4,500,000. The listing was removed about a week later, only to re-emerge the following April for $5,000,000. Then the price was upped $500K in December 2011; no matter—the listing was removed before the end of the year. On Tuesday, 16 Marlborough re-hit the sales market for $4,900,000—$600K cheaper than before. It's also got a new agent in superbroker Tracy Campion.
Her listing is frank, however, about the need for a renovation: "this property is begging for a restoration in order to be transformed into a magnificent residence." Otherwise what's it got? The size, yes, and two parking spaces behind it; there's also this in the listing, which strikes us as something new and novel, and you should definitely write it down: "location, location, location."
