Still in the construction phase, the Royal is not wasting time making its presence quietly known. The historically preserved brownstones on Shawmut Avenue in the South End has already put 6 out of 12 units under agreement.
The Royal, located at 407-409 Shawmut Avenue in the South End comvines 2 buildings, a 1800's brownstone and 1892 insurance building, to create 12 units. The original character of the building was preserved, such as the architectural details and 10-foot-high ceilings. The units are mostly 2-or 3-bedrooms ranging from 1,600 to 2,500 square feet each. Luxury high end finishes cover the units from top to bottom, from the marble countertops and free-standing tubs. The projected is slated to be completed by 2014 but is already 50% under agreement. The remaining 6 units range from $1.2 million to $1.9 million with the exception of the 900-square-foot 1-bedroom on the ground level. This unit is still available for $575,000.
