Why should Penthouses 1 and 2 at the regal condo tower have all the fun this year?
Recall that the 3-BR, 3.5-BA, 3,545-square-foot Penthouse 1 traded for $6,500,000 in a deal that closed in early January. The new owner immediately turned around and rented it out for a cool $30,000 a month. Penthouse 2 hit the sales market around the same time as Penthouse 1, though for $600,000 less despite being the same square-footage ($6.5M vs. $7.1M, probably due to a dearth of private terrace). That penthouse traded in mid-June for $5,900,000.
Now! The 3-BR, 3.5-BA Penthouse 3 (also 3,545 square feet) in the Robert A.M. Stern-designed tower has gone: $6,225,000. It was originally listed in March for $6,900,000. That's three for well under-asking. A trend!
