It's not exactly a black swan, but it's rare enough so we'll bite: Two different houses in Somerville have found buyers at asking prices well over $1,000,000. They could close, then, around the same time for seven figures.
The first is 31 Winslow Avenue, a 4-BR, 4.5-BA, 2,500-square-foot spread, with a finished basement and two master suites, "a mere three-minute walk from the Red Line in Davis Square," as the listing puts it. It last traded in July 2012 for $612,000 and was last listed for $1,259,000.
Our second contender for a seven-figure close is 16 Chester Place. The 4-BR, 2.5-BA, 1,906-square-footer last traded way back in December 2007 for a mere $665,000. It recently went to contract at $1,149,000, post-renovations.
The trend in Greater Boston real estate is to close for more than the asking price. We'll see if these Somerville sites follow the rules.
