But the newest mega-listing of all, that for the sole penthouse at the newly developed Residences at Hooper Mansion off Beacon Street, is truly bonkers. Above is the floor plan for the duplex's upper level. You'll notice the gym in the lower left-hand corner diagonally across from the media room. You'll also noted copious amounts of terrace. All total, there are 6,252 square feet of interior space and 1,159 square feet of exterior in the 4-BR palace.

On the lower level of the Hooper Mansion penthouse, you'll notice the wine room next to the butler's pantry (next to the laundry room). Also the kitchen is more than 30 feet long and the living room/dining room takes up almost one-third of the entire space. How much for the whole shebang as of Sunday? Back Bay's fanciest new penthouse is asking $13,250,000 through Gibson Sotheby's. That places it behind only the Benjamin Mansion and 130 Commonwealth Avenue in the pantheon of priciest Boston listings right now (and neither of those townhouses is ever going to sell, we're pretty sure).
