Any day now East Boston could record its second-ever million-dollar condo sale when the deal for Unit 1 at 64 Marion Street closes (the unit in a converted firehouse was also the first million-dollar condo sale in Eastie). Meanwhile, now that it's off the sale market, PH1 at 150 Orleans Street is the neighborhood's priciest asking. The 1-BR, 2-BA penthouse in the Gumball Factory wants $799,000 for its airy 1,003 square feet, its big private deck and its copious closet space. There's also a Murphy bed for extra sleep space and fab vus of downtown Boston. But is $796 square feet for a flat in Eastie, however game-change-y, a little too much? Or just right? (Or too little for that matter?)
