There were two closings this week on the same day (Tuesday) at perhaps Cambridge's priciest condo tower, 1010 Memorial Drive, smackdab on the Charles with all the vus you'd expect. One closing was for Unit 15A, a 2-BR, 2-BA spread over 1,389 square feet with a 41-foot-long dining room/living room and an original asking price in October of $1,275,000. That dropped $45K for the closing. Which is nothing, really, compared with the asking-to-closing cut of the other unit to sell.
Unit 16C hit the sales market in September for $1,495,000, only to have its price drop to $1,390,000 the following month. Finally, the tag on the 2-BR, 2-BA, 1,168-square-footer went in December to $1,195,000, which is where it closed on Tuesday—a full $300,000 off the original asking.
