FP3 Penthouse's Sales-Record Reach Exceeds Its Grasp


So ... last week's RentSpotter involved Unit 603 at Fort Point's FP3 Building (one of the Curbed Boston 76!). That lofty condo is asking $3,700 a month in rent. Well ... Its neighbor, Unit 602, was asking as much as $1,751,000 on the sales market two weeks before New Year's, enough potentially to set a Seaport sales record. A week after said holiday, the penthouse was asking $1,690,000. Then! The 2-BR, 2.5-BA, 1,751-square-footer with soaring ceilings and a fabulous deck went to contract.

It ended up selling for a cool $1,620,000. That's not enough to crack $1,000 a square foot, and therefore not enough to set that Seaport sales record. Still, at $925 and change a foot, who's complaining? Especially since it last traded in January 2012 for a mere $1,230,000. Happy Monday.
