The Market Loves Avalon Exeter and Its $10K Apartments

Here's how Thunderdome competitive Boston's apartment market is: The Avalon Exeter, the new 28-story, 187-unit tower at 77 Exeter Street in Back Bay, announced Monday it had officially opened it leasing office. Thing is, however, without any tenant sweeteners like free rent, 25 percent of the apartments have already been spoke for, deposits and all.

The tower completes the residential development of the Prudential Center. Developer AvalonBay owns and manages the center's other three residential spire, the Boylston, the Fairfield and the Gloucester. Studios at the Avalon Exeter start at $3,000 a month; 1-BRs at $4,000; 2-BRs at $5,300; and 3-BRs at $10,100 (do not adjust your set: you read that right—a floorplan above). The tower's 16 penthouses start at $9,910. There are also what AvalonBay describes as lofts going for $4,025 and up. Move-ins start in the spring. Hurry.
