The condo complex at 20 Rowes Wharf is no stranger to hefty asking prices. The tag for the newly listed 2-BR, 2.5-BA Unit 310 is no different. Though is its reach exceeding its grasp big-time?

The 2,068-square-footer wants $3,499,000—or a cool $1,691 and change per square foot. The spread, which comes with two garaged parking spaces and extra storage, last traded as recently as July 2013 for $2,850,000—or $1,378 a foot. Might the general froth health of the downtown Boston condo market lift this puppy to a few hundred more less than a year later? Stay tuned.
