Bonkers Commonwealth Ave. Triplex Sets Back Bay Record


The penthouse triplex at 304 Commonwealth Avenue closed recently after barely 100 days officially on the market (though fewer than 60 from listing to contract). The 4-BR, with two full baths and two partial ones as well as a baronial roof deck with a kitchen tricked out with a pizza oven, was asking $7,395,000.
Listed by Cabot & Co.'s Shelagh Brennan, the 4,120-square-foot spread in the 35-foot-wide Clark Weld House closed for $7,350,000. Yes, down from the asking. But! The final taking comes out to $1,783.11 a square foot—or the 31st priciest condo traded in Back Bay in the last five years. And! It's likely an all-time record for that block of the neighborhood bounded west and east by Hereford and Gloucester streets. Madness.
