And, now, the results of our latest Real Estate Deathmatch.
This puppy wasn't even close. The 2,400-square-foot, 4-BR, 4-BA house at 5 Winchester Terrace in Jamaica Plain soundly and roundly defeated the 2,947-square-foot, 6-BR, 2-BA house at 76 Alleghany Street in the neighborhood's borderlands with Mission Hill. Both houses were recently listed and similarly priced. We had thought that 76 Alleghany's offer of an adjoining plot of land as part of its $1,150,000 asking would tip things in its favor. Oh, no. How wrong we were: By a margin of roughly 86 percent to 14 percent, 5 Winchester, priced at $1,099,000, triumphed. Perhaps it was the finished lower level, which the William Raveis listing says is perfect for in-laws, au pairs, you name it. Perhaps. Or maybe it was just location, deeper in JP.
