What's This? An Epic Under-Ask for a Boston Condo?

There is a certain truism in the madcap Boston condo market right now that the more desirable units in the more desirable neighborhoods go for titanically over what their sellers are asking. Then along comes Unit 1 at the recently debuted Residences at 431 Marlborough Street in tony, tony Back Bay. The garden-level duplex dropped back in late April for $3,295,000, along with the redone building's other two units. Unit 1 has three bedrooms and three and a half bathrooms spread over 2,605 square feet, with a balcony off the den. Covetous enough.

Then the chops began. First the price went to $2,995,000 in early June; then, to $2,790,000 at closing. That represents a full $505,000 off the original asking price. Bucking a trend, indeed.
