The last time the more than 13,000-square-foot townhouse at 305 Commonwealth Avenue in Back Bay traded was in July 1987 for a mere $2,365,000. The 18-room spread, which includes the potential for nine bedrooms, is now on the market through super-brokerage Campion & Co. for a sum that makes it (maddeningly enough) the sixth most expensive listing in Boston. There is a catch, however. It appears that 305 Commonwealth, which is now asking $12,500,000, needs some pretty significant work should a new owner hope to match a suitable grandeur with the scope. For one thing, it looks like there is an elevator shaft, but no elevator. And the Campion listing makes clear that bids, due Oct. 30, are a take-it-or-leave-it affair: "The property is to be sold as is and where is, and with all faults." Still, 13K-plus feet on Comm. Ave. What'd you think?
