The last time the more than 13,000-square-foot townhouse at 305 Commonwealth Avenue in Back Bay traded was in July 1987 for a mere $2,365,000. The 18-room spread, which includes the potential for nine bedrooms, dropped on the market for the first time since then in early October through super-brokerage Campion & Co. for a sum that instantly placed it among Boston's most expensive listings. The ginormous house, however, needs some serious TLC. For one thing, it looks like there is an elevator shaft, but no elevator. The Campion listing made clear that offers, which were due Oct. 30, were an all-or-nothing affair: "The property is to be sold as is and where is, and with all faults." There is a deal now pending for 305 Comm. Ave., warts and all. It was asking $12,500,000. Stay tuned to see if bidding for this monster led to another Boston sales record.
