Eight-Figure Sale for Ginormous 305 Commonwealth Avenue

The last time the more than 13,000-square-foot townhouse at 305 Commonwealth Avenue in Back Bay traded was in July 1987 for a mere $2,365,000. The 18-room spread, which includes the potential for nine bedrooms, dropped on the market for the first time since then in early October through super-brokerage Campion & Co. for $12,500,000, a sum that instantly placed it among Boston's most expensive listings. Admittedly, the mansion needs some serious TLC, with the listing noting that it would be sold "as is and where is, and with all faults." That disclaimer probably explains the massive price-chop for 305 Comm. Ave. in the end. The townhouse went for $10,100,000 in a deal that closed Tuesday. That is a full $2,400,000 off the original asking price, but more than enough to make 305 Comm. Ave. one of the biggest home sales in Boston in 2015—and easily the biggest since this monster trade a month ago.
