Here's an enviable problem to have if you're a Hub seller or a broker for the sub-species: You schedule an open house for the coming weekend and have to cancel that open house tout suite. Such was the fate of Unit 1 at 202 Richdale Avenue, a converted carriage house a short walk westward from Cambridge's Porter Square. The airy 4-BR, 2-BA, which comes with two deeded parking spaces, debuted in the middle of last week and immediately found a buyer, thus negating the need for a scheduled open house this past Sunday. How much was the 2,460-square-foot spread asking when it went so quickly? Unit 1 was asking $1,095,000 through the newly minted Berkshire Hathaway HomeServices Warren Residential. It last traded in September 2010 for $671K.
