O.K., so maybe the Boston housing market is not cooling that much. There are still deals like the recently closed one for Unit 506 at 85 Brainerd Road in Allston. The 2-BR, 1.5-BA, 980-square-foot condo (with two parking spaces and a private roof deck) dropped on the sales market for $449,900 on April 8. Initial open houses for it were so slammed that listing brokerage Coldwell Banker had to add more. In the end, the condo had an offer within six days. The deal for Unit 506 closed on June 29 for $601,000. That's $151,100 over the asking price. In under a week. Good luck out there.
