10 market-rate properties in Beacon Hill that are actually affordable

For the neighborhood at least

The 10 most affordable market-rate homes for sale in Beacon Hill right now range from $625,000 to $1,893,000, according to an analysis from real estate research site NeighborhoodX.

That least expensive listing of the 10 is a 724-square-foot condo at 112 Pinckney Street with one bedroom and one bathroom. The most expensive is a 1,532-square-foot duplex at 65 Anderson Street with two bedrooms and two and a half bathrooms (it’s pictured at top). See below for more details.

The analysis comes with a few caveats: Studios were not included. The analysis also excludes properties that cannot be purchased with conventional financing as well as those with a long-term rent-controlled tenant in place.

Age-restricted housing and housing designated as affordable were also not included nor were certain listings with incomplete or contradictory info.

All in all, though, we’re talking a pretty good snapshot of what counts for “affordable” in Beacon Hill nowadays.
