10 market-rate properties in Fenway/Kenmore that are pretty affordable

Priciest is in new Pierce Boston

The 10 least expensive homes for sale in Fenway and Kenmore range from $425,000 to $924,500, according to an analysis of market-rate listings from real estate site NeighborhoodX.

That makes the adjacent neighborhoods in western Boston two of the most affordable in the city. Seriously, have you seen Beacon Hill’s cheapest listings lately?

See below for more analysis, but the cheapest of the 10 was a 355-square-foot 1-BR at 12 Stoneholm Street and the most expensive was a 612-square-foot 1-BR in the under-construction Pierce Boston (pictured above).

A few caveats on the NeighborhoodX numbers. The analysis excluded studios and properties that cannot be purchased with conventional financing and those with a long-term, rent-controlled tenant in place.

Age-restricted housing and housing designated as affordable were also not included nor were certain listings with incomplete or contradictory info.
