Boston home prices by neighborhood: Widely do they roam

Back Bay leads the pack

As one might expect, home prices in Boston in November varied widely, with Back Bay and Beacon Hill the most expensive neighborhoods to shop in and Hyde Park and Mattapan the least expensive.

That is according to an analysis from real estate research site NeighborhoodX, which tracked market-rate listings and their closing prices in the city during November.

Listing prices averaged more than $1,000 a square foot in four neighborhoods—Back Bay, Beacon Hill, the South End, and the Waterfront—with Back Bay the most expensive at $1,361 a foot and Beacon Hill the second most expensive at $1,306.

In Mattapan, the average listing price was $209 a foot and in Hyde Park it was $253.

As for the actual closing prices, those fell within often wide ranges within different neighborhoods. See the interactive chart below for the spreads.
