One of the more active price points in Somerville right now is the $1M-and-thereabouts range, as sure a sign as any that the one-time Plan B for Cambridge home-hunters is changing forever, for better or worse (for further evidence, look here and here and here).
Let's dive right into what's out there in this $1M range with 123 Pearson Road, a 1,850-square-foot single-family near Tufts with three bedrooms, three bathrooms, and a large basement. It's asking $969,000.

Also near Tufts is Unit 1 at 893 Broadway, a 2,050-square-foot 3-BR, 2.5-BA with, according to the listing, "a kitchen that chef [Gordon] Ramsey] would adore." The whole shebang is two levels and asking $999,000. The condo fee is $160.

Unit 2 at 252 Summer Street just east of Porter Square is a 1,800-square-foot duplex with three bedrooms and three bathrooms as well as a 270-square-foot deck. The asking is $999,888 and the condo fee is $200.

Out in Teele Square, there is an entire townhouse for sale at 29 Farragut Avenue for $819,900. It has three bedrooms and three bathrooms; and stretches to 1,655 square feet. It's the least expensive of the lot here.

We'll end with the most expensive of the bunch, a new-construction, townhouse-style condo at 20 Warwick Street near Magoun Square. It's 2,500 square feet and comes with three bedrooms and four bathrooms. Its price? $1,089,000. Condo fee TBD.
