Brighton Condo Prices Right Now: From $1K a Square Foot on Down

Average price falls just short of $600 a foot

The average asking price for a Brighton condo right now is $581 a square foot, according to a new analysis from real estate research site NeighborhoodX. The analysis tracked current market-rate condos for sale as of the second week of May.

As the chart below makes clear, a broad range gets the game-change-y neighborhood to that $581 average. Two condos out near the Newton line are asking more than $1,000 a square foot, a stonkingly high benchmark for Brighton in general. Then there are offerings at well under $400 a foot.

Finally, Constantine Valhouli at NeighborhoodX provides some comparative analysis of the analysis: "The most expensive listing in Brighton, $1,039/sq.ft. (2012 Commonwealth Ave. #3A), is more expensive than the average condo listing in the South End in April ($923/sq.ft.). On the other end of the range, the most affordable listing in Brighton on a per-square-foot basis is $330/sq.ft. (31 Shannon St. #2), which is comparable to the average listing price for condos in Dorchester ($352/sq.ft.) or the least expensive unit for sale in Charlestown in April ($354/sq.ft.)."
