The average sales price of a South Boston market-rate condo in April was $577 a square foot, according to a new analysis from real estate research site NeighborhoodX. That represented a 155 percent increase over the sales price for market-rate condos in Southie in calendar year 2000.
Across the board, it appears that condo prices in the neighborhood have risen steadily in the past 15 years, particularly in just the past few years. In 2012, for instance, the lower end of the Southie condo-sales-price range was $172. In 2013, it was $265. In 2016 through April 29, it was $344. See the chart below for further comparisons.
At the higher-end of the Southie range, more recent developments such as 9 West Broadway and 141 Dorchester Avenue (a.k.a. the Macallen Building) dominated the numbers. The priciest deal that NeighborhoodX found for the 15-year period, in fact, was Unit 614 at 9 West Broadway, which sold in 2005 for $1,039 a square foot.
