The massive redevelopment of the Government Center Garage in downtown Boston has a name: Bulfinch Crossing. What’s more, the 1,000,000-square-foot office tower that is part of the six-building project will be called One Congress. The development team of National Real Estate Advisers and the HYM Investment Group made it official Tuesday morning.
Work on the two-block, 2,900,000-square-foot project has been underway since late 2015. It will ultimately include six buildings: the aforementioned One Congress, designed by Pelli Clarke Pelli and rising to more than 500 feet (astronomically high for these parts); one high-rise residential building; one mid-rise one; and three other mid-rise buildings around a new, approximately one-acre public plaza.
A condo-hotel hybrid, a multi-story retail property, and a boutique office building will comprise this latter trio. The taller of the high-rise residential buildings, which CBT Architects will design, will stretch to 480 feet and will become Boston’s tallest apartment tower. It will have 486 units and is expected to break ground later this year.
All totaled, Bulfinch Crossing is expected to include 812 residential units; 196 hotel rooms; 1,150,000 million square feet of office space; and 85,000 square feet of retail. It will also include around 1,100 parking spaces for residents and the public; and a one-acre "rooftop amenity," according to a release from the developers.
As for that name, it’s all about the history. Per the release: "Bulfinch Crossing is where 300 years of history provides the foundation for a bold, new urban experience; where iconic Boston neighborhoods are once again knit together around connectivity and mobility; and where a carefully crafted mix of uses and purposeful design come together in the service of community, creating a new and exciting destination for residents, workers and visitors right in the heart of the City."
