The 3,500-square-foot, refinished Colonial at 58 Newbury Street has kind of blown a hole in a Somerville meta-narrative. The 4-BR, 4-BA house dropped in early March for $1,595,000.
That tag then came down $20K the next month, and 58 Newbury just closed for $1,450,000—a full $145K off the original asking.
The price-chop seems rather jarring in a Somerville used to over-asks for its choicer single-families. We’re not going to call a market-turn because of one deal, but the sale’s circumstances are duly noted.
