The 3-BR, 3-BA Unit 3 in Back Bay’s 188 Beacon Street is new to the market through Robert Paul Properties for $3,295,000. Such a tag for the 2,325-square-foot floor-through looks quite formidable at first glance.
But it’s really not. The sum pencils out to $1,417.20 a square foot—which is, in fact, a relative steal by Boston luxury standards these days.
This bargain includes two fireplaces, one garaged parking space, Charles River views, and direct elevator access. It last traded in February 2009 for $2,242,500, and had been listed earlier this year for as much as $3,799,000 before dropping off the market in June.
