The most expensive condos in Dorchester can currently be found in the neighborhood’s Jones Hill section and its most expensive houses in Savin Hill, according to a new analysis of market-rate listings from real estate research site NeighborhoodX.
Both parts of Boston’s biggest neighborhood by area have long been among its most expensive enclaves, especially Savin Hill, so the data is not all that surprising. (Conversely, Codman Square is the least expensive for both condos and houses.)
What is rather striking is the gulf between prices for condos and houses in Dorchester. The average condo price right now is $315 a square foot and the average house price is $221 a foot. The average overall—for condos and houses, including multi-family—is $285 a foot.
