Milton vs. Dedham: One’s (slightly) more expensive than the other

Dedham and Milton are among Boston’s southern neighbors—and neighbors themselves—so a comparison of their housing prices as autumn barrels along seemed in order.

The average asking price for houses in Dedham is $303 a square foot, ranging from $127 to $608, according to an analysis from real estate research site NeighborhoodX.

The average asking in Milton is $340 a foot, with a range of $190 to $631.

Milton, in fact, “is slightly more expensive than Dedham at every point in our chart—not just the average price, but the lower and upper ends of the price range are more expensive, too,” according to NeighborhoodX research director Constantine Valhouli.

One note on the charts: The two most expensive properties in Dedham—214 Lowder and 254 Westfield—are anomalies in that they are conveyed with significant amounts of land. This did appear to significantly skew prices much higher, so NeighborhoodX included them in the analysis and chart.
