Prices for market-rate homes in Cambridge ranged from $423 a square foot to $1,490 a square foot as of the second week of May, according to an analysis from real estate research site NeighborhoodX.
Single-family houses were more expensive on average than condos and townhouses. Houses averaged $798 a square foot, and condos $725. Townhouse-style condos averaged $541.
Houses also outpaced condos in range of prices; and condos generally outpaced townhouses (see charts below).
The analysis excluded foreclosures, short sales, properties positioned as development sites, and listings with incomplete or contradictory information, according to NeighborhoodX co-founder Constantine Valhouli.
