Quincy waterfront prices: Cheaper than Boston, but for how long?

Averaging $298 a foot now

The average price of waterfront homes in Quincy is $298 a square foot, according to an analysis of market-rate listings from real estate research site NeighborhoodX.

Perhaps not surprisingly, that sum does not even come close to the averages in tonier waterfront sections of Boston only a handful of miles to the north. Seaport listings are averaging $1,433 a foot now and North End waterfront ones $995.

But! As NeighborhoodX co-founder Constantine Valhouli points out, Quincy’s geography probably destines it—or dooms it, depending on your view—to catch up with Boston in the long run.

“Its geography, with multiple peninsulas, gives it over 26 miles of coastline and many beaches directly on the Atlantic Ocean,” Valhouli said in an email. “Parts of Quincy are the same distance from downtown Boston as the outermost parts of Newton. This proximity, and the draw of a waterfront, will likely cause prices to rise if trends continue.”
