Pierce Boston penthouse could easily set Fenway price record

Asking $2,000-plus a foot

It’s no secret that Fenway’s under-construction Pierce Boston is producing some titanic deals and asking prices for the surrounding neighborhood.

But a newly listed penthouse could really stir things up.

Penthouse 28-4 D runs to 2,344 square feet and includes three bedrooms as well as three and a half bathrooms. It is asking a rather precise $4,704,300 through the Collaborative Companies—or $2,006.95 a square foot.

That latter sum would like be a record for Fenway, at least as measured against other homes listed on the region’s multiple listing service. In fact, very few homes in Boston, period, ask—and get—north of $2,000 a foot.

As for that $4,704,300 total asking, that could ensure that Penthouse 28-4 D comes close to setting a record for Fenway—though the closing would have to overtake Penthouse 28-5 C there, which is under agreement with an asking of $4,843,900.

“I can't think of any building [in Fenway] that would come within a million dollars of Pierce Boston,” said broker David Bates, who provided analysis for this piece.

It’s no wonder, given Pierce Boston’s scope. At 30 stories and 340 feet, the tower at 188 Brookline Avenue is due to be one of the tallest buildings in Massachusetts west of Back Bay.

It will also include bells and whistles such as a rooftop swimming pool and lounge, a fitness center, a restaurant, a 24/7 concierge, and ample parking (Penthouse 28-4 D’s price includes two garaged spaces).
