The average asking price for market-rate houses in Concord right now is $349 a square foot and for market-rate condos $326, according to an analysis from real estate research site NeighborhoodX.
That makes the history-steeped town about 25 miles from downtown Boston comparable in price to Dorchester and Roslindale, according to NeighborhoodX co-founder Constantine Valhouli.
Also per Valhouli, while the average per-square-foot asking prices are similar, the ranges that produce them are different in their breadths. House prices range from $209 to $722 a square foot, and condo prices from $227 to $571.
A caveat to the data, though: The analysis focused on market-rate properties and excluded certain outlier listings, including Spencer Brook Farm with 30 acres of land, and the multi-building compound at 360 Great Meadows Road.
Also, the house prices for a suburban market such as Concord have a bit of play because of the different sizes of land on which they sit, according to Valhouli. As a result, the price ranges are not as granular of a comparison as they would be in a more densely-developed urban market.
