Fenway hotel could replace gas station near ballpark

Would be area’s eighth inn

A hotel could replace the Shell gas station at 1241 Boylston Street in Fenway—a fast pitch down from Fenway Park’s Gate B.

South Carolina-based hospitality development and management firm OTO Development has an option to lease the 21,050-square-foot site. And that option is contingent upon securing permits for a hotel.

Nothing is near finalized yet, but should OTO get the lease and move forward with a hotel, that inn would join several either already in the Fenway-Kenmore-Longwood area or planned. In fact, it would be the eighth in the immediate vicinity.

Not that that’s too many, given the demand. As the Herald’s Donna Goodison points out, the area “has the highest year-to-date hotel occupancy rate in Boston and Cambridge at 78.8 percent through May, according to the most recent report by Pinnacle Advisory Group, a Boston hospitality consulting firm.”

A hotel at the Shell site would also mark the replacement of yet another Boston gas station with new development. A Dorchester developer wants to build 65 apartments on the site of a Gulf station along South Boston’s West Broadway.
