The average asking price for a Dorchester condo is $395 a square foot based on a range of $236 a foot to $599, according to an analysis of market-rate listings from real estate research site NeighborhoodX.

How does this compare with fellow outlying Boston neighborhood Jamaica Plain?

The average asking price for Jamaica Plain condos is $464 a square foot based on a range of $307 to $582.

There is one catch to the data (and one quirk). Take it away, NeighborhoodX co-founder and research director Constantine Valhouli:

While the price ranges for Dorchester and Jamaica Plain are similar, Dorchester has a wider spread (reflecting that it is a much larger area with many different real estate submarkets). Also, the average asking price for JP is over 20 percent higher—but the most expensive property in Dorchester is priced above the comparable property in Jamaica Plain.
