North End, Waterfront prices converging as both enclaves grow pricier

The average price for market-rate homes in Boston’s Waterfront neighborhood is $1,031 a square foot, according to real estate research site NeighborhoodX. That average comes from a range of $683 to $1,401 a foot.

The average price for North End homes—just north of the Waterfront—is $961 a square foot from a range of $544 to $1,348.

What do these figures from the start of 2018 highlight?

“Pricing for the two neighborhoods is pulling closer together over time,” NeighborhoodX research director Constantine Valhouli said in an email. “We saw something similar when the South End was long regarded as the more affordable alternative to Back Bay. But, over time, prices have basically converged.”
