Beacon Hill condo prices vs. house prices at the start of 2018: Which is more expensive?

The average asking price for houses in Beacon Hill—including those gorgeous townhouses the neighborhood is justly famous for—was $1,182 a square foot as of January 11, according to an analysis from real estate research site NeighborhoodX.

That comes from a range of $936 to $2,081 per foot.

For condos, the neighborhood’s average was $1,331 a square foot from a range of $1,068 to $2,615.

Yes, condos are outpacing those gorgeous houses at the start of 2018. But there’s a big caveat to that comparison.

“For certain neighborhoods, new-construction condos can skew the overall asking price for a neighborhood higher,” NeighborhoodX research director Constantine Valhouli said in an email. “So we make a point to analyze houses and condos separately.”
