Malden home prices right now: More expensive generally than Chelsea

The average asking price for market-rate homes in Malden as of January 29 was $268 a square foot, according to an analysis from real estate research site NeighborhoodX.

That average was culled from a range that ran from $146 a foot to $451 a foot. See the chart below.

“The average asking price in Malden falls between that of Chelsea ($252 a square foot) and Everett ($274 a foot),” NeighborhoodX research director Constantine Valhouli said over email. “And, if we compare it to Boston prices, it is on par with the average asking price in Roxbury ($266 a foot).”

An important caveat about the analysis: It excluded foreclosures, short sales, and properties positioned as development sites.
