The average asking price for market-rate condos in Dorchester at the start of 2018 is $455 a square foot, according to real estate research site NeighborhoodX.
That comes from a range of prices running from $227 a foot in Meeting House Hill to $617 a square foot in Lower Mills. See chart below.
As for houses, the average asking price for market-rate ones in Dorchester is $272 a foot. That springs from a range running from a low of $156 a square foot in Codman Square to a high of $466 in Uphams Corner, according to NeighborhoodX.
“Lower Mills has always been one of the most desirable and expensive neighborhoods for condos in Dorchester, just as Savin Hill has for houses,” NeighborhoodX research director Constantine Valhouli said in an email.
“But what we’re now seeing is significant activity on the upper end of two changing neighborhoods within Dorchester: Uphams Corner and South Bay.” See below for the house-price breakdown.
