Back Bay home prices heading into October average more than $1,200/foot

As expected, titanic askings at places such as the Mandarin Oriental drive the tony enclave’s average

Titanic prices at addresses such as the Carlton House at 2 Commonwealth Avenue, the Heritage on the Garden at 300 Boylston Street, and the Mandarin Oriental at 776 Boylston Street drove the average home price in Back Bay to $1,267 a square foot as of the end of September, according to real estate research site NeighborhoodX.

The site’s analysis culled that average from a range running from $929 a square foot for a 1,505-square-foot two-bedroom at 290 Commonwealth to $3,857 a foot for a 3,500-square-foot three-bedroom at 776 Boylston. That listing, incidentally, carries a total asking of $13.5 million. See below for more of a breakdown.

An important caveat about NeighborhoodX’s Back Bay analysis, per the site’s research director, Constantine Valhouli: “This analysis excludes several properties being sold as a portfolio. While the price per square foot for these residential properties goes as low as $590 a square foot, they cannot be purchased individually.”
