The 10 most affordable market-rate homes on the Boston market as of early December can be found in five neighborhoods: Dorchester, Roxbury, Hyde Park, Roslindale, and Mattapan.
That is according to an analysis from real estate research site NeighborhoodX. The fact that these homes—each priced to move at under $220,000 and all falling between 475 and 941 square feet—are found where they’re found could hold wider implications.
“For better or worse, this list gives a sense of the neighborhoods that will be some of the next to experience or accelerate gentrification—particularly since affordable properties are the steppingstone to homeownership and thus building equity in real estate,” NeighborhoodX research director Constantine Valhouli said over email.
“As growth has shifted more toward Boston while the run-of-the-mill commuter suburbs have lagged, this is creating demand for affordable properties in the outlying neighborhoods of Boston.”
