The average asking price for market-rate homes in Beacon Hill as of late March was $1,257 a square foot, according to an analysis from real estate research site NeighborhoodX.
A range of $859 a square foot to $2,804 a foot (for a penthouse in 89 Beacon Street) spawned that average. See below.
“It is worth noting that this average reflects a mix of townhouses, carriage houses, and condo properties,” NeighborhoodX research director Constantine Valhouli said over email. “As a result, it overstates the average for houses somewhat, and understates the averages for condos a bit.”
This doesn’t hold true for every neighborhood, Valhouli said. In some cases, there is a relatively tight range between condos and houses.
